The project is being designed and managed by Nashville-based developer <a href="http://www.southernland.com/">Southern Land Company</a> with the help of Graphisoft ArchiCAD.</p> <p> <img width="413" height="275" src="http://www.graphisoft.com/company/press_zone/texas_sugar_clip_image002.jpg" align="right" />The project recently won a <a href="http://www.bizjournals.com/houston/event/4188">Landmark Award from the Houston Business Journal</a> for the many environmental, regulatory and planning challenges it had to overcome. When complete, the community will include 800 to 1000 new homes while preserving many of the site's historic elements and natural features, including Imperial's iconic water tower, massive warehouses and the char house, an eight story structure that produced tons of sugar for consumers the world over. Neighborhood streets will be aligned to maximize views of open spaces and the adjoining Oyster Creek. A trail system will run along its banks. And a central park will provide rest, recreation and outdoor amenities for all residents. </p> <p>&quot;By combining walkable residential neighborhoods with retail, office space and an entertainment district, the developer hopes to counteract the suburban sprawl that sends residents to stores in their cars, rather than a stroll down the lane,&quot; wrote a Houston Chronicle reporter who recently covered the project.</p> <p><img width="334" height="238" src="http://www.graphisoft.com/company/press_zone/texas_sugar_clip_image004.jpg" align="left" />According to Geal Golbeck, Project Coordinator for Town Planning and Urban Design Studio at Southern Land Company, using <a href="http://experiencebim.com/">building information modeling (BIM)</a> for the project not only reaped the usual design productivity and collaboration benefits, but also helped with sales and accounting. &quot;Using an ArchiCAD BIM model helped us calculate 'sellable frontage,' as we call it, to maximize the sales value of residential and commercial properties,&quot; she said. &quot;Even something as simple as ArchiCAD's wall tool let us try out different building configurations on the fly and immediately recalculate the value. We'd typically have to waste a half-day or more calculating those changes by hand using AutoCAD.&quot;</p> <p>The BIM model is also shared between the architects and planners, enabling them to collaborate on streetscapes, for example. The planners and architects use the model to coordinate on how the streetscape will look based on the house height, mass and style. &quot;We can see the street before anything is put in the ground to make sure everyone from Southern Land staff to the community planners and homebuilders are comfortable with the look and feel of the area. We can then use their feedback to see if smaller homes would look better around an open space or bigger homes. Then, once everyone signs off on that streetscape, we can make a fly through or walk through of the area and eventually use it as a marketing tool,&quot; said Golbeck.</p> <p>Southern Land conducted several charrettes to get community input on the project. The 47,000 square foot building potentially serves as a prototype for a series of new eco-friendly schools to be built in Florida that achieve high energy efficiency.</p> <p>The Palm Bay school was rated an impressive 95 out of 100 through <em>the Energy Star's</em> Portfolio Manager, which ranks a building's energy performance against similar buildings nationwide. The architects achieved this energy efficiency through optimized site orientation, extensive use of day lighting, thermally efficient materials, advanced HVAC technology, and clever energy demand management strategies.</p> <p>The second prototype school, to be built in Orlando, is expected to achieve a perfect 100 rating through the addition of thin-film solar photovoltaic panels and automatic lighting controls. Odyssey Prototype-2 will have an annual energy savings of 6,212,241 kBTUs and reduce CO2 emissions by 361.6 tons.</p> <p>The Odyssey Charter School was evaluated through the U.S. Department of Energy's Energy Star Challenge program. Applying an ArchiCAD BIM model, the Challenge criteria enabled Spacecoast Architects to confirm the validity of their multiple energy savings design decisions, said Lawrence Maxwell, AIA, the firm's president.</p> <p><img width="312" height="234" alt="" align="left" src="http://www.graphisoft.com/company/press_zone/odyssey_clip_image004.jpg" />"A sustainable project like the Odyssey Charter School is achieved by collaborating at the beginning of design to flesh out key strategies, and then coordinating the project so that site, structure, materials and mechanical systems can function together," said Maxwell. Architectural and urban planning firm <a href="http://www.aclaworks.com/">acla:works</a> architects won the award to design the new university in late 2004.</p> <p>The central campus comprises a large open-air landscaped plaza flanked on three sides by facilities that include the library learning commons, 400-seat auditorium, classrooms, lecture halls, labs, cafeterias, administration offices, graduation pavilion and information tower together with a remote central plant designed to serve the wider campus. </p> <p align="center"><img width="280" height="187" src="http://www.graphisoft.com/company/press_zone/univ_tt_clip_image002.jpg" hspace="12" /><img border="0" width="280" height="187" src="http://www.graphisoft.com/company/press_zone/univ_tt_clip_image004.jpg" />  </p> <p>Acla:works, a long-time user of Graphisoft ArchiCAD, challenged the entire  team of consultants to adopt a comprehensive, integrated virtual building and construction approach using BIM due to the sheer scope of the project. The team engaged Martin Fischer of Stanford University's<em> <a href="http://cife.stanford.edu/" title="http://cife.stanford.edu/">Center for Integrated Facility Engineering</a> </em>(CIFE) to conduct an introductory workshop. The team also consulted with Finnish building design services expert Reijo Hanninen of Olof Granlund Oy, and completed a variety of on- and off-site training courses in VICO Constructor and VICO Estimator and Control software. </p> <p>The project comprises 21 sub-projects, all managed using the ArchiCAD engine to coordinate architectural, structural and civil engineering activities. It integrates a variety of tools and technologies including TEKLA structures, MEP engineering using VICO Constructor, quantity surveying using VICO Estimator and project management using VICO Control. The project was designed in ArchiCAD by David Chisholm, who is currently studying architecture at Victoria University of Wellington.</strong></p> <p><img width="330" height="247" alt="" align="right" src="http://www.graphisoft.com/company/press_zone/architects_jury_2008springl_clip_image002.jpg" />"I strongly believe in sustainability, and that buildings should excite and inspire their users, not just on an intellectual level. "I have been enjoying using&#160;ArchiCAD for several&#160;years now and was interested in seeing how my work down here in New&#160;Zealand compared internationally."</p> <p>The intention of the designer was to create "a house with a rustic timber form which climbs gradually out of the eroded landscape, forming a defensive stance against the aggression of the sea, with its cantilevered watchtower-like master bedroom, fort-like cladding and imagery of a coastal embattlement. At the same time, the building is in battle with itself, its two forms intertwining and distorting one another.
