@import "http://www.graphisoft.com/css/main.css";<div><h1 align="center"> Texas Sugar Refinery to Sustainable Community Project Wins Landmark Award </h1> <h2 align="center"> </h2> <p class="blurb"><strong>Boston, July 22, 2008 - The site of the historic Imperial Sugar Company in Sugar Land, Texas, will be transformed from an abandoned mill into one of the country's best examples of sustainable redevelopment. </strong></p> <p> The Imperial Sugar project will be a 650-acre mixed-use community that blends commercial, retail and single-family homes into a walkable, livable, green community. The project is being designed and managed by Nashville-based developer <a href="http://www.southernland.com/">Southern Land Company</a> with the help of Graphisoft ArchiCAD.</p> <p> <img width="413" height="275" src="http://www.graphisoft.com/company/press_zone/texas_sugar_clip_image002.jpg" align="right" />The project recently won a <a href="http://www.bizjournals.com/houston/event/4188">Landmark Award from the Houston Business Journal</a> for the many environmental, regulatory and planning challenges it had to overcome. When complete, the community will include 800 to 1000 new homes while preserving many of the site's historic elements and natural features, including Imperial's iconic water tower, massive warehouses and the char house, an eight story structure that produced tons of sugar for consumers the world over. Neighborhood streets will be aligned to maximize views of open spaces and the adjoining Oyster Creek. A trail system will run along its banks. And a central park will provide rest, recreation and outdoor amenities for all residents. </p> <p>"By combining walkable residential neighborhoods with retail, office space and an entertainment district, the developer hopes to counteract the suburban sprawl that sends residents to stores in their cars, rather than a stroll down the lane," wrote a Houston Chronicle reporter who recently covered the project.</p> <p><img width="334" height="238" src="http://www.graphisoft.com/company/press_zone/texas_sugar_clip_image004.jpg" align="left" />According to Geal Golbeck, Project Coordinator for Town Planning and Urban Design Studio at Southern Land Company, using <a href="http://experiencebim.com/">building information modeling (BIM)</a> for the project not only reaped the usual design productivity and collaboration benefits, but also helped with sales and accounting. "Using an ArchiCAD BIM model helped us calculate 'sellable frontage,' as we call it, to maximize the sales value of residential and commercial properties," she said. "Even something as simple as ArchiCAD's wall tool let us try out different building configurations on the fly and immediately recalculate the value. We'd typically have to waste a half-day or more calculating those changes by hand using AutoCAD."</p> <p>The BIM model is also shared between the architects and planners, enabling them to collaborate on streetscapes, for example. The planners and architects use the model to coordinate on how the streetscape will look based on the house height, mass and style. "We can see the street before anything is put in the ground to make sure everyone from Southern Land staff to the community planners and homebuilders are comfortable with the look and feel of the area. We can then use their feedback to see if smaller homes would look better around an open space or bigger homes. Then, once everyone signs off on that streetscape, we can make a fly through or walk through of the area and eventually use it as a marketing tool," said Golbeck.</p> <p>Southern Land conducted several charrettes to get community input on the project. The 47,000 square foot building potentially serves as a prototype for a series of new eco-friendly schools to be built in Florida that achieve high energy efficiency.</p> <p>The Palm Bay school was rated an impressive 95 out of 100 through <em>the Energy Star's</em> Portfolio Manager, which ranks a building's energy performance against similar buildings nationwide. The architects achieved this energy efficiency through optimized site orientation, extensive use of day lighting, thermally efficient materials, advanced HVAC technology, and clever energy demand management strategies.</p> <p>The second prototype school, to be built in Orlando, is expected to achieve a perfect 100 rating through the addition of thin-film solar photovoltaic panels and automatic lighting controls. Odyssey Prototype-2 will have an annual energy savings of 6,212,241 kBTUs and reduce CO2 emissions by 361.6 tons.</p> <p>The Odyssey Charter School was evaluated through the U.S. Department of Energy's Energy Star Challenge program. Applying an ArchiCAD BIM model, the Challenge criteria enabled Spacecoast Architects to confirm the validity of their multiple energy savings design decisions, said Lawrence Maxwell, AIA, the firm's president.</p> <p><img width="312" height="234" alt="" align="left" src="http://www.graphisoft.com/company/press_zone/odyssey_clip_image004.jpg" />"A sustainable project like the Odyssey Charter School is achieved by collaborating at the beginning of design to flesh out key strategies, and then coordinating the project so that site, structure, materials and mechanical systems can function together," said Maxwell. These buildings together use one-third of all the energy consumed in the U.S., and two-thirds of all electricity. By the year 2010, another 38 million buildings are expected to be constructed.</li> <li>Buildings are a major source of air pollution that contributes greatly to climate change. They account for 49 per cent of sulphur dioxide emissions, 25 per cent of nitrous oxide emissions, and 10 per cent of particulate emissions, all of which damage urban air quality. Buildings produce 35 per cent of the country's carbon dioxide emissions - the chief pollutant blamed for climate change.</li> <li>"Typical" buildings consume more of our resources than necessary and generate a large amount of waste. According to Laurence Doxsey, former Coordinator of the City of Austin Green Builder Program, "a standard wood-framed home consumes over one acre of forest and the waste created during construction averages from 3 to 7 tons." Often, these buildings are costly to operate in terms of energy and water consumption. And they can result in poor indoor air quality, which can lead to health problems.<a href="http://www.graphisoft.com/products/archicad/solutions/energize9_whitepaper.html#_ftn1" name="_ftnref1"><sup><small>[1]</small></sup></a></li> </ul> <p><img width="178" height="262" align="right" alt="" src="http://www.graphisoft.com/products/archicad/solutions/whitepaper_clip_image002.jpg" /> Sustainable architecture is the practise of designing, constructing and maintaining buildings in a way that their environmental impact is minimized. One of the most important aspects of sustainable design is energy efficiency - a drive to reduce the amount of energy a building consumes during its life-span.</p> <p>As building shape and orientation play a crucial role in determining the structure's future energy consumption, design is central to the building's energy performance. Therefore architects are hugely responsible for the buildings' environmental impact. These characteristics are notoriously difficult and expensive to change at the final stages of the design process where, traditionally, energy efficiency calculations take place. If architects could easily analyse their design for energy efficiency at the earliest possible design phases, they could get invaluable feedback on their building's energy performance and be in a position to react to it. To do this, they need a digital model of the building and an analysis tool that can determine its efficiency.</p> <p>ArchiCAD<span class="trade">®</span> is Graphisoft's purpose-built virtual modeling solution that allows architects to create a 3D model of their design, effectively creating a Virtual Building<span class="trade">TM</span>. This White Paper details how ArchiCAD supports key aspects of energy-efficient design and how best to analyse the Virtual Building for energy performance using various purpose-built building energy analysis software tools.</p> <h3>Standards for sustainable architecture</h3> <p>"To not make the most efficient use of energy in any form of building is an unethical architectural practise."<a href="http://www.graphisoft.com/products/archicad/solutions/energize9_whitepaper.html#_ftn2" name="_ftnref2"><sup><small>[2]</small></sup></a> The gauntlet has been thrown down for the architect to take on a new mantel - that of balancing the aesthetic expectations of our modern lifestyles with a lead role in ensuring building efficiency at the heart of building design. Now that the tools exist, architects face a commercially sound choice of delivering analysis services and designs, or waiting for governments to enforce new regulations.</p> <p>Governments and authorities have long realized the importance of sustainable design and have gradually founded organizations and developed standards for high-performance, sustainable buildings.</p> <p>The U.S. Green Building Council (USGBC) is a national sustainable design organization that developed the voluntary LEED<span class="trade">®</span> (Leadership in Energy and Environmental Design) Green Building Rating System <span class="trade">TM</span>. LEED is now widely accepted among State governments and authorities across the U.S. as the standard for measuring sustainability in buildings. LEED consists of five major categories: site design, indoor environmental quality, efficient use of energy, materials and water. Buildings are rated on how they satisfy the set criteria. Having a high LEED rating for a building entitles its developer to different financial inducements from the State, or even from some private foundations that are promoting green design. Moreover, all new federal buildings must achieve a LEED "silver" certification from the outset.</p> <p>In the EU, building energy performance calculations will be standardized next year. From 04 January, 2006 the Energy Performance Directive (EPD) will come into force across all EU states. It will provide a common framework for energy calculation which, up until now, differed from country to country and were sporadically enforced. Not only will minimum requirements be set for calculating the energy performance of buildings, but an energy certificate will need to be earned and issued for every new building and large renovation.</p> <p>All of this aside - building owners themselves are becoming more aware of the ever increasing maintenance costs of their buildings and the huge long-term expense burden they could incur from energy-inefficient architectural design. It's no longer simply a question of installing eco-friendly energy-conserving materials. Building owners and designers alike are making that active commitment to go green throughout the design process, since the Virtual Building's rich data allows for green interventions at the most fundamental, early design phases.</p> <h3>Energy analysis</h3> <p>Sophisticated energy usage simulation software has been around for more than two decades. Unfortunately, these programs not only required comprehensive knowledge of how to analyse energy usage patterns but also of the particular program itself. The result has been that only specialists could do energy simulations, and with the effort and expense required, it generally meant that energy analysis only took place once - at the end of the design process. At this late stage, the analysis became a token gesture and helped little in influencing the design in terms of energy efficiency. It only served as a checking tool to allow the architect and client to justify the results, and it was rarely used as a collaborative design tool among the design team.</p> <p>Nowadays there are a suite of easy-to-use applications available that can be handled by the architect, delivering energy analysis throughout the design process. Energy analysis no longer needs to be an expensive specialist-dominated procedure. It is just another design consideration that helps the architect create energy-efficient buildings using software tools which can interact with the Virtual Building data, requiring little additional effort on the designer's part.</p> <p>ArchiCAD provides robust design information along with this necessary level of model detail. This information can be directly accessed and used for energy analysis by Green Building Studio<span class="trade">®</span> and ArchiPHYSIK<span class="trade">®</span>, or via industry standard formats to other applications such as ECOTECT<span class="trade">®</span>. These applications have been designed for architects and can be used from the early design phases to help them make the right environmental - and legal - design decisions concerning the buildings envelop structures and materials.</p> <p>ArchiCAD's support for IFC provides a link for professional building performance simulation software like EnergyPlus<span class="trade">®</span> or RIUSKA<span class="trade">®</span>. These tools are fully integrated building and HVAC simulation programs that dramatically improve the simulation of whole-building approaches in design, planning, and construction, and opens new doors for energy savings, cost savings and indoor environmental quality.</p> <p>Using ArchiCAD with all the above tools provides great benefits to both architects and energy specialists. Because the energy analysis tool can directly access ArchiCAD Virtual Building models, feedback on the energy consumption of the building can be obtained at any time during the design process. And ongoing changes to the design do not lead to any laborious reworking on the simulation side - manually adjusting the geometry of the building to keep up with the alterations - because the essence of a 3D model means all the data is up-to-date and immediately usable. Of course, without a Virtual Building the process will be more painful and inefficient.</p> <p>"Traditionally, one spends 75-80% of resources contracted for energy performance simulation and analysis just to prepare building geometry input for the simulation and analysis; by the time one is finally ready to start actual simulation and analysis, the design has typically already changed to the extent that the building geometry input has most likely become obsolete and now requires modification," points out Vladimir Bazjanac, Lawrence Berkeley National Laboratory (LBNL).</p> <p>However, with ArchiCAD the updated 3D model can be easily analysed over and over again by the energy simulation tool, no matter how much or often the plan evolves. Clearly this saves both the architect and client a great deal of effort and money, and makes earlier design influences based on energy efficiency a realistic, responsible and commercially attractive option for all parties.</p> <p>"One has currently little choice but to use ArchiCAD as the BIM authoring tool if one wants to import building geometry directly into EnergyPlus, for example," Bazjanac continues. "EnergyPlus geometry represents the energy simulation and analysis "view" (i.e. the thermal "view") of the geometry. It uses thermal zones (and not individual rooms) as basic geometry definition components. ArchiCAD's IFC2x2 Utility is the only tool that allows one to easily agglomerate rooms/spaces into thermal zones - one can create IfcZones in the building "tree" and then drag-and-drop individual rooms/spaces from the "tree" into IfcZones. Without this utility one has to redraw the building to create its thermal "view", which requires skill and takes a significant amount of time proportionate to the size and complexity of the building."</p> <p>Over the following pages we will outline the main features and benefits of the energy software tools mentioned above, and we'll give you a brief introduction to how they can be used together with ArchiCAD commercially and responsibly.</p> <h2>Partner products</h2> <h3><a name="lp1"></a>1.
